Compared with Miami, Naples, Malibu and other luxury coastal communities, St. Augustine, Palm Coast and Ponte Vedra Beach present a lot of great options for luxury living, plus there’s a very good chance you will get even more for your money.

Whether it be an oceanfront, Intracoastal or home in one of our prestigious luxury communities, buyers investing in Northeast Florida have a multitude of options.

Oceanfront homes in South Ponte Vedra Beach tend to fetch around $2M and further north we generally see listings of $3-5 million. We are seeing homes in Crescent Beach and Butler Beach fetch up to $3.5 million. Intracoastal homes with docks and pools can fetch around the same price, although we tend to see them around $2 million. In Palm Coast your money may go even further with dockside homes generally reaching $1.5M. It all depends on the location and amenities.

If you are considering listing your home you can expect to be on market between 80-100 days, which tends to happen with luxury price points north of $1m. Patience is the key when selling luxury homes and having the right market is critical. Depending on the area buyers are seeking the Florida lifestyle which can include proximity to the beach, pools or community pools, docks with boat lifts and similar.
