Two of the biggest questions I get around new construction homes are how long do they take to build, and are there any available?
Well, that all depends. Getting a brand-new home certainly has its perks. The models are very nice. The value for money is there. If you are a person that likes all new and no home projects, they are a great option.
The big question is, how long will it take?
I’ve visited quite a few new build communities over the past few weeks and they are mostly saying 5-7 months, and in other cases 8-10 months. One is actually on a selling freeze so it is waitlist only, even though they technically have 4 homes available to sell.
If you’re in a rush to move a new construction home might not be an option for you. Those builders that are further along tend to offer less customization as the materials are already purchased.
The communities are all different in terms of inventory, but all are tight and selling relatively quickly. Homes are pre-sold for the most part, where you buy a home that will be built, or is partially built. There are very few homes that are finished, and that you can move into right away. If that happens it is generally because another buyer fell out of contract.
All the major builders have their own financing, but it is always a good idea to compare all options for lenders and see what is best for you.
